Rental contract and conditions
If you rent a flat directly from the owner, it is very important to have a rental contract signed by both parties (verbal agreement is not enough). You have to pay a security deposit (usually one or two month's rent) and the conditions of its return must be clearly stated in the contract. Before you move in, look at the flat with the owner, so that he can't make you responsible for any defects and damage done previously. You have to agree with the owner about the additional charges which are not included in the rent. The rent is to be paid monthly - don’t forget to ask for a receipt. Don’t be surprised: some owners don’t like to issue a receipt in order to avoid paying taxes. It is also recommended to have a telephone number or other means of contact with the owner in case of unexpected events.
If you rent a flat via an estate agency the situation is simpler. In this case any problems with the flat are sorted out by the agency.
